True North is a 55± acre site of prime industrial land containing one of the largest private solar farms (6 MW) in Massachusetts, with 20,000 photovoltaic panels and associated electrical equipment. The owner and developer of the property hired LandVest's Environmental and Energy Asset Group (EEAG) to market the underlying land, while he maintained possession of the development. EEAG performed due diligence, land planning, and project management for the property, which was sold through a sealed bid auction.
Solar power is just one of many “environmental assets” that can generate healthy returns and provide effective diversified investment portfolio opportunities for landowners and investors. On this property, net income and the underlying industrial land value combine to indicate a favorable rate of return for the 22-year term of the lease, creating an excellent long-term, low-risk investment.
